{{{firstname}}}, I was back in Costa Rica (and Panama) towards the end of April.  The weather was fantastic and things are progressing on many fronts.  The road construction between Quepos and Dominical has made excellent progress since my trip in February.  The anticipated completion date of the project is December of 2007; my guess is more like summer of 2008.

Also, the new hospital and out-patient medical facilities near Cortez are almost complete (see below for pictures).  That project is very close to completion and I can see how it will be done and receiving patients by the end of the year.  This is a key milestone, having a modern medical facility nearby before the new airport can get started.

1. Montanas y Mar Development Update

Ecological development of the first 100-acres of Montanas y Mar (www.montanasymar.com) is moving along quickly.  In the last 60 days, we have been able to put excellent roads in the development, are well along with the building of the decorative gutters and have cleared the lot pad parcels so you can see the 180-degree ocean views.

In addition to preparing the ready-to-build parcels, we have been planting for decorative purposes but also to mitigate any potential erosion.  The sales contract and the CC&Rs (community rules) will be available in the next couple of weeks.  Come visit us and we are confident you will be impressed with what you see.

2. Quepos Infrastructure Update: Marina, Bridges

The Quepos area infrastructure is making progress in leaps and bounds.  You can see the work taking place in all areas.  The new Marina has started, new bridges have been constructed or are in process of being constructed, and the road between Quepos and Dominical, the last remaining un-paved main road in the area, is being paved.

Check out this slide show and the photos below.  Things are happening in the Quepos area and while we are biased, we truly feel this is one of the best properties in the area with excellent access, beautiful views and wildlife,  as well as a proven track record of delivering ready-to-build properties.  We do not start selling until we have infrastructure in place.

3. Vista Del Mar Lots #5 and #6 SOLD

Lots #5 and #6 have sold on Vista Del Mar and we have a number of clients coming in the next 30 days; our inventory is starting to get low on available lots.  If you have any interest in the first phase of development in Vista Del Mar, you might want to get down to the property or else you will probably have to wait until Phase Two.

 

We are going to start Phase Two later this year and the plan right now is to have approximately 10 lots on 60+ acres.  Half will have sweeping, 180-degree ocean views and the other half will be valley and mountain view lots set in the jungle.  Phase three is planned as a "green" condo project; more information on that later or email me if you want to discuss.

4. Vista Del Mar Road Enhancements, New Hospital

We have widened the road in Vista Del Mar and put in heavy duty, steel reinforced drainage throughout.  Additionally, we smoothed out some steep areas and put in more drainage culverts.  The road is impressive to say the least.  Now that we are done with widening the road, we are going to start planting and building the decorative entrance.  Also, the new hospital is five months from being completed.  A couple of photos to show the progress.

5. More Home Plans

Attached are some home plans for you to review and we have more as well.  Click on any of the plans to see a larger image.  Although we are not home builders ourselves, we can general contract the building of the home you specify and manage it through our rental program after construction is complete.

6. Road Building Moratorium

In the area of Dominical and points south, they have called a new road building moratorium as of about 30 days ago.  This does not impact our existing roads but will impact other projects that have not obtained their permits or had existing roads.  No one is sure how long this moratorium will last but my expectation is that is will last at least through the end of this year.

I will try to get as much information regarding this moratorium and communicate that through the newsletter.  New projects will struggle with this challenge but then again, development in Costa Rica is always an adventure!  If you are an existing property owner in a community with roads, the value of your property has just increased!

7. Lot Price Comparisons -- Guanacaste

Many people ask me the best place to invest in Costa Rica in regard to upside appreciation potential, environment and many other factors.  While I admit that I have my biases, let me present to you some facts in regard to prices in Guanacaste.  Google Tamarindo Height and what you find is ocean view lots in the one acre range that start from $590K and go up to $700K+ in price.  These are indicative of lots prices in this part of the country.  Yikes!

You do the math.  Also, many people feel the dry climate which creates a dry, brown landscape for half the year is less appealing than the green jungle of the central and southern coasts.  I do not know about you, but $700K for an ocean view lot property sounds way to steep for me, as well you would have to contend with a much more crowded environment in Guanacaste that many feel is not like the Costa Rica they envision.  Make your choice... it is your money!
