As the weather turns cooler in the states and we hope to put this terrible hurricane season behind us, many of us look forward to El Dia De Pabo (Thanksgiving). All of us at Costa Rica Land Trust wish you well throughout the holidays.

Some exciting things have been taking place over the last 30 days, starting with the completion of the water system at Vista Del Mar, a newly acquired piece of beach property in Drake Bay, and the start of our second preserve style development in Tres Rios.  Read on...

Water Distribution and Development Update
 

One of the biggest risks when buying property is having a consistent and reliable water delivery system.  As the saying goes, "without water, we have no life". We are very fortunate to have access to utility water and have many wells as a secondary resource to ensure consistent and steady flowing water.

We wanted to have a plan for Vista Del Mar that built in more redundancy. To accommodate a higher level of redundancy, we have two large holding tanks on the property with a total storage capacity of 4,000 gallons of water. We also recommend that each homeowner have a smaller storage tank as well.

 

With these measures in place, we will have two primary sources of water and thousands of gallons "in the system" at any given time.  I also caution people when buying property in Costa Rica or elsewhere to fully investigate the water plan, as many places have issues regarding water supply.

The following is part of an email I received with the prices of condos in Jaco.

  • Two bedrooms, three bathrooms =1300 square feet, street side $425,000.00
  • Three bedrooms, three bathrooms = 1600 square feet, limited ocean view $950,000.00
  • Three bedrooms, three bathrooms = 1600 square feet, beachfront $1,400,000.00

These are pre-construction prices!  One of our developments on the South Coast and some other places in the area, you can find a beautiful piece of property with 360° ocean and mountain views and build your dream home for half the cost of the "street side" condo.  The age-old words of "buyer beware" come to mind.  Unless you have money to burn, come down and visit us on the South Coast if you are seriously considering a property purchase.

The Drake Bay beach properties, shown at the top of the newsletter, have beautiful gold sand beaches which is why we are calling this property "Arenas De Oro" (translated, Sands of Gold).

 

This accessible beach property is located in Drake Bay (about 1 hour drive from the proposed international airport) with ocean views of the Pacific and Isla Caņo.

 

With much of the available beach properties having already been sold and what is available being excessively expensive, these properties are a great deal at this price.

Fund Raiser Marathon for KIDS WITH CANCER
 

I am running the St. Jude Marathon in Memphis on December 3rd.  St. Jude is a children's research hospital that provides care and seeks cures to some of the most horrible afflictions that affect children: cancer, leukemia, neuroblastoma, sickle cell and much more.  I am running with a team to raise money so that St. Jude can continue to provide care and do life-saving research.

The niece of one of the members on our team is at St. Jude receiving care for a neuroblastoma, a very deadly kind of brain tumor.  The care that she has received while there is second to none.  I understand that money is often tight in many households but ask that you find it in your heart to donate to the run if you possibly can do so.  Many of us are fortunate enough to have good health.  My family, Laura, Madeline and Abigail, is helping me in my effort by running in the 5K.  To donate, go to my St. Jude web page at:

Weather Report: No Hurricanes in Costa Rica
 

One of the reasons I invested in property in Costa Rica and not in other tropical places are many, but one reason stands out-- no hurricanes.  I was seeking a refugee from extreme weather and Costa Rica fits that mold.  It can rain like the sky is falling in Costa Rica, but no hurricanes.

You can add to that a stable government and economy, educated population and very low crime rate (much lower than the US) to the list of positives.  An investment in Costa Rica real estate is not only a financial investment, but a lifestyle investment.

Southern Zone Airport Article - Get Your Copy
 

As many of you know, there has been more than just talk about the airport to be in the southern zone.  The government is being tight-lipped about the project so as not to give away the site location for fear of driving up property value and increasing the cost of the project.

The site selection committee for the airport completed a study back in the Spring and released their results to the public. They have narrowed the site for the new airport down to two and have said the location will be between Palmar and Golfito.
