The Buying Process
Buying Costa Rica real estate is very
similar to making a real estate transaction in the United States and it
takes about the same amount of time. The buyer and seller come to
agreement on terms, there is a closing period in which financing is
arranged and the deal comes to closure upon signing of final papers.
Ownership papers are transferred to the buyer and money is transferred
to the seller.
You will need to retain the services of a
licensed Costa Rican attorney. Be sure to secure one who deals with
property transactions versus general legal counsel who may not be
familiar with real estate transactions. Expect to pay about 2-3% of the
cost of the transaction in legal fees, taxes, property stamps, and
closing costs. To be sure you choose the best legal representation,
conduct phone interviews.

speak fluent English. Much like in the US, legal representation is
highly variable in quality. Get references!

Community
Vista del Mar has twelve large properties on
150 acres of total land. The community shares the expense of the road
and general maintenance of the entry-way from the main road. Annual
assessments will be made and shared amongst residents. This will
provide for a private reserve style community.
Environmental Commitment
Costa Rica is a beautiful country and has
remained so because it is environmentally focused towards preserving the
land, ocean and air. Environmental laws protect what is known as the
coastal zone which include all beach and land 200 meters from the high
tide line. As well, all beaches in Costa Rica are public. From time to
time you may see a small dwelling near the beach which was built prior
to the coastal laws which took effect back in the late 1970s.
